If you are expecting a visit from an MBHI inspector, rest assured that our inspector will be on time, professional, and prompt.
Here are a few things you need to know about the inspection, and a few things you can do to help make your inspection go smoothly.
1. The inspector will not move your property. If certain items such as the electrical service panel or the furnace are blocked by personal items, the inspector will not be able to inspect that component. The inspector needs approximately 3 feet of clearance to these items for personal safety.
2. ROOF: The standards of practice do not require the inspector to walk on the roof. However, if your home is a low slope roof on a single story home, the inspector may walk the roof to inspect the roof ridge and roof penetrations. The inspector may also examine the roof from a ladder, or from the ground.
3. ATTIC ACCESS: The inspector will need to inspect the attic space. Please make sure that the access to the attic is available to the inspector.
4. OUTLETS (RECEPTACLES): The inspector will inspect a representative number of electrical outlets, or receptacles. The inspector will not move your furniture or personal items. It is not necessary to make every receptacle available; the inspector only needs to check a representative sample of them.
5. PLUMBING: the inspector will check water pressure, fixtures, toilets, and the water heater. Access to the water shut-off and the water heater is needed to complete the inspection. The pipes and traps will be visually inspected.
6. OUTBUILDINGS: Sheds, and other outbuildings will not be inspected. Outbuildings are outside the standards of practice.
7. Decks will be inspected, including structural integrity, steps, railings, and balusters. There is no need to move items located on the deck.
8. Windows and doors are inspected, but there is no need to prepare windows or doors for the inspection.
9. CRAWLSPACE: The inspector will need access to crawlspaces. Please make sure the crawlspace is safe to enter. The inspector will not enter the crawlspace if it poses a safety concern, if it has less than 24″ of vertical clearnance, or if the opening is less than 16″ x 24″.
10: HAZARDS: If the inspector identifies any defect that may be an immediate safety concern to inhabitants, the inspector will tag the component and alert the homeowner or real estate agent. While this is rare, there are times when an inspector identifies a concern that needs to be addressed immediately.
11. REPORT: Most inspections are ordered by the buyer. Unfortunately, MBHI cannot release a report to the seller if the buyer is the client. However, the inspector may discuss his findings with the seller if the seller is present.
12. The inspector will respect your property. Indoor shoes will be worn to protect flooring from outdoor soil, and personal effects or furniture will not be moved.
13. Many components will be tested and will be operated as with normal use. Garbage disposals, appliances, and HVAC controls will be operated. GFCI’s will be operated.
14. While inspecting the electrical panel, the inspector will remove the dead front cover unless it is deemed unsafe to do so. The inspector will not turn breakers on or off. Any breaker in the service panel that may be turned off before the inspection will be left in the same position during the inspection.
15. The inspection will take approximately 3 hours. The homeowner is not required to be present.
16. A home inspector is not a “code” inspector. While the inspection report may refer to elements of code, such as the International Residential Code, or the National Electrical Code, or other professional codes that are adopted in Mississippi, a home inspection should not be considered a comprehensive code inspection.
